In our previous blog we discussed how to prepare your roof and gutters for the spring season. Preparing the rest of your home is just as necessary and we would like to remind you of a few things to help you with the process.window sealing

In a humid area like south florida, algae and mildew frequently grow on siding. You can clean your vinyl, brick, stucco, or wood siding with mild soap and water. To do this you can use a brush and a garden hose with a spray nozzle. A pressure washer is not recommended in this do it yourself situation. Using a pressure washer can allow water to rush underneath the siding. This water then leads to walls and insulation which also causes mold growth. If you have this process professionally done, it could range anywhere from $300- $500.

In our hot state, you need your AC to work as efficiently as possible. It is important make sure that your AC compressor is free of any plant growth. Spring is a perfect time to get rid of all and anything surrounding this area.

Another important thing to do during this time is to check weather seals around windows and doors. Over time caulk can harden or crack so it is important to repair or replace them as needed. This will help keep the cost of your electric bill lower and can prevent water from leaking into your home as well.

While checking window areas you may also want to clean and repair screens. If you are trying to reduce your electric bill, this is a plus as well. By making sure these are functional, you can keep your windows open this season and use less air conditioning.

Most practices that keep your roof cool tend to focus on roofing materials themselves. Attic ventilation is just as important. When your roof is under the hot summer sun, it takes a lot more energy to maintain a cooler home which will cause you to pay more than you should for your electricity bill. By ventilating your attic, this will release most of the heat and put less strain on your A/C. Another great side to Attic Ventilation is that your roofing underlayment is not taking on the excessive heat. We depend heavily on our roofs to protect our homes and everything inside of it, including our families.

 

However, let’s be honest for a minute. Roof repairs can be expensive and they often happen at the most inconvenient time. Let’s pretend it is Thanksgiving Day and a huge rain storm just blew in from the Atlantic. You’ve got all your distant cousins coming over, but your roof just started leaking on the dining room table! WHAT ARE YOU GOING TO DO?? You can’t ignore it!

 

First of all, you should call your roofing contractor. Chances are, they will come out for a premium rate. If that solution isn’t in your budget, then let us educate you on a simple and affordable TEMPORARY solution. Here is some information on what to do in this situation until a roofer can repair your roof properly:

 

For temporary leak blockage a plastic tarp can be used. No, they are not pretty, but tarps are very tough when secured properly. Use the holes along the edge to secure the tarp along your roof. Cover an area slightly larger than where you see the leak because most of the time the leak has traveled from another area than where it is actually protruding. Threading rope through the holes on the tarp and securing them to something solid should keep the tarp from moving. Sometimes bricks are used to hold down tarps. However, this should not be done since bricks and heavy objects can fall off of the roof easily and can be a danger to anyone standing below.

 

Sometimes we are faced with issues that cannot be fixed right away, which cause a need for temporary repairs. That, of course, is the key: temporary repairs are just temporary. Leaks should always be followed up with permanent repairs in which you remove the existing material all the way down to the underlayment of your roof. Your roofing contractor should replace all layers of your system to ensure that your roof is weather-proof and also to prevent further damage.
